* All heating, water and electricity charges (a fair usage policy applies)
* Use of the WBC WiFi internet connection for emails, browsing within your own VPN
* An executive desk, chair, filing cabinet per person
* Car parking (subject to availability)
* Full use of the communal kitchen and canteen areas
* Cleaning services of communal areas (shared vacuum cleaner available for your own room)
* Landscaping and external maintenance services
* Local Authority rates (assuming 100% entitlement under the Small Business Bonus Scheme)

There are the normal monthly additional charges for telephones that you would expect, however we do understand that you may wish to manage your own telecomms to an extent. Therefore, when you come and talk to us, we'll discuss the potential for you to utilise our in-house system where you can take ownership of a telephone number specific for your business, or if you prefer just use mobiles within the building. Whatever is easiest for you.

Additional facilities are available for hire as a tenant of Westburn House;
* Secure filing / storage space in upper floor 2 (£5 plus VAT per month)
* Board Room (8 people seated) (tenants pay £50 plus VAT per half-day, £75 plus VAT per day)
* Bar and waiting staff for promotional events (as briefed)
* Additional car park spaces per office (subject to availability)
* Ad-hoc cleaning of your room(s)
